# Tenantback

> Tenantback is an AI recovery team for multi-location commercial tenants. It audits each landlord's annual CAM / operating expense reconciliation against the lease, cites the clause behind every overcharge, drafts the objection for the tenant's approval, and negotiates by email until the credit lands. Pricing: 25% of money actually recovered, nothing otherwise. Landlords are never contacted without the tenant's approval.

## Ways in (no signup needed)

- Email: forward a lease and the latest CAM reconciliation to audit@tenantback.com. The findings report comes back by email, usually within 15 minutes, with a one-click link into a free workspace. The sender's domain must pass DMARC or aligned DKIM.
- A2A (Agent2Agent v1.0, JSON-RPC): agent card at https://tenantback.com/.well-known/agent-card.json, endpoint https://tenantback.com/a2a. Send SendMessage with file parts (raw bytes or HTTPS URLs) plus a data part {"contactEmail": "...", "contactName": "..."}; poll GetTask until TASK_STATE_COMPLETED; the artifact is JSON with totals, findings, lease citations and calculations.
- MCP (Streamable HTTP), no key: https://tenantback.com/mcp. Add it as a custom connector in ChatGPT or Claude. Tools: audit_cam_reconciliation (pass the lease and reconciliation text you read from the user's files, or HTTPS links, plus the user's work email) and get_audit_result.
- MCP with a workspace API key (Authorization: Bearer tbk_..., from Settings > Connect AI): portfolio_overview, list_locations, get_lease_abstract, search_lease_documents, list_findings, list_deadlines, get_statement, request_audit, get_audit_request, draft_dispute (drafts only; a person approves sending).

## What an audit checks

Pro-rata share and denominator, CAM caps (cumulative and non-cumulative), admin / management fee rate and base, excluded costs (capital repairs, landlord overhead, leasing costs, insurance deductibles and more, per the lease), gross-up, year-over-year variance, the balance due, and late statement delivery. Arithmetic is deterministic; every lease quote is verified against the source page.

## Limits and safety

Free audits: 5 per sender per day, a daily cap on new free workspaces, 10 files per request, 20 MB per file. Agents cannot send anything to a landlord: disputes, follow-ups and recorded recoveries go through human approval by default, and every action is in an append-only audit log.
