What the audit checks
- Pro-rata share and the denominator (shrinking GLA, anchor exclusions)
- CAM caps on controllable costs, cumulative or non-cumulative
- Administrative and management fees, including fees charged on taxes, insurance or utilities the lease excludes from the fee base
- Excluded costs: capital repairs and replacements, landlord overhead, leasing costs, insurance deductibles and others the lease lists
- Gross-up above the occupancy threshold, year-over-year variance, totals and late statement delivery
Every finding quotes the lease word for word (verified against the source page), shows the statement line and the arithmetic. Numbers are computed by code, not guessed by a model.

Frequently asked questions
What is a CAM reconciliation audit?
Every year a commercial landlord sends tenants a reconciliation that trues up estimated common area maintenance (CAM), real estate tax and insurance charges to actual costs. An audit checks each line against the lease: the tenant's pro-rata share, caps on controllable costs, the admin or management fee, costs the lease excludes, gross-up and the arithmetic. Industry estimates put a material error in roughly 4 in 10 reconciliations.
How do I get a free CAM audit without signing up?
Email the lease and the landlord's latest CAM reconciliation to audit@tenantback.com from your work address. Tenantback replies with the findings, each tied to the lease clause and the math, usually within minutes. There is no account, card or call required.
Can ChatGPT or Claude check my CAM charges?
Yes. Connect Tenantback's MCP server (https://tenantback.com/mcp, no key needed) to ChatGPT, Claude or any MCP client and ask it to audit your reconciliation. Other AI agents can use the A2A endpoint described at https://tenantback.com/.well-known/agent-card.json.
How much does Tenantback cost?
Audits are free. If you choose to recover an overcharge through Tenantback, the Recovery plan takes 25% of money the landlord actually credits or refunds, and nothing otherwise. The Portfolio plan is $49 per location per month plus 12% of recoveries.
How long do I have to dispute CAM charges?
Most retail and restaurant leases give the tenant 90 to 180 days after receiving the reconciliation to object in writing or request an audit. After that the statement usually becomes binding, which is why Tenantback tracks every audit window.
Will Tenantback contact my landlord?
Only after you approve. Tenantback drafts the objection letter with a schedule of each overcharge, you review and edit it, and only then does it send and follow up until the credit lands.
